Retirement Villages

Retirement housing can include accommodation for people who live fully independently or with limited support.

This may include units, houses or apartments in retirement villages and require the occupant to enter into an agreement to occupy the residence. This is usually in the form of a lease or licence where you agree to pay a fee to the owner of the retirement village, known as a “loan amount”, in exchange for the right to occupy a dwelling and use common areas of the village.

Under South Australian terminology, this is commonly referred to as the “Residence Contract” and the main purpose of the document is to outline the relationship between the prospective resident and the retirement village. These documents can be complex and hard to understand and include details about occupancy and financial obligations (including upfront and ongoing payments), services to be included and property details such as how fixtures and fittings are to be accounted for.
